Conveyancing is the legal process of transferring ownership of a property from one person to another.  When buying a property, your conveyancer’s role is to secure title, together with all the rights of the land, and make sure you’re aware of any restrictions before you become legally committed to the purchase.

For a relatively straightforward purchase (with a short chain), expect the conveyancing process (from ‘offer acceptance’ to ‘completion’) to take approximately 8 – 12 weeks.

Residential

Residential Conveyancing is the legal process of purchasing or selling a house. Most people use solicitors to act for them on a house sale or purchase, because they are not sufficiently familiar with the process. In addition if you are purchasing with a mortgage, your lender will require a solicitor to be appointed to act for and on their behalf.

Commercial

Commercial conveyancing is similar to residential conveyancing – it is the process of transferring the title of a property from one person or company to another.

Seeking the assistance of a specialist real estate commercial solicitor is advised as the law surrounding buying and selling commercial real estate can be very complicated. Drafting related documents, including any lease agreements or applying for necessary planning permissions can take time.

Before the contract is exchanged your solicitor will work with you to identify and resolve any issues, before you are legally bound to complete the purchase.

COMPLETE

The day when the sale is finalised and the property is legally transferred to you is known as completion day. You are now the legal owner of the property
